Holiday Accommodation Management

We provide a first class, professional service of high integrity which relieves owners of the day to day management of their holiday properties. We will remain as cost effective as possible whilst ensuring a high level of service to guests. The accommodation itself must however be suitable for use as holiday accommodation.  
In short, we will not manage properties which :  
* are not insured for this commercial type of operation
* do not have Council approval for this usage
* have a poor standard of fixtures and fittings
 
We are prepared to obtain the necessary permits etc. on the owner's behalf if requested.  
We will utilise our proven existing Night Porter Booking System (see www.night-porter.com) and include all properties on the Bruny Island Accommodation search engine (www.bruny-island.org) which is featured as a paid advertisement on Google.  Properties will also be advertised free of charge - on and linked to  
 
The property will need a web site in order to use the Night Porter system.  If one needs to be provided, we can supply Domain Names, Web Hosting, professional web site design and commissioning at very competitive prices.

We envision the following costs to the owner on a per booking basis:
Management   20% of gross cost
Booking fees   Included in management fees
‘Normal Sundries’ – W/Up Liquid, toilet rolls etc   Included for “our bookings”
Cleaning (Min 1 Hr)   $22 per hour including materials & travel
Linen (hired - BluLine Laundry - see below)   Cost plus 10% cartage and handling
Maintenance (mowing/yard work etc)   $22 per hour as required
 
The following examples should give owners an idea of how the prices work
Assuming a 2 night booking at $140 per night  - Cost   $280  Less:
 
Management/Booking Fees @ 20%   $56.00
Laundry (based on 2 persons)   $10.00
(Sheets, pillow slips, bath towels, hand towels, face washers, tea towels)    
Cleaning (say 1hr @ $22)   $22.00
    $88.00

Total paid to owner                 $280.00 - $88.00= $192.00

 
If the owner wishes us to accept bookings from other agencies  - eg Tasmania Travel and Information Centre, then their booking fees (normally 15%) will have to be added to the operating costs when applicable.  
These figures are intended as a guideline only – the actual cleaning costs etc will vary with the amount to be done and will be the subject of discussion and contract with the owners.  
We will send a detailed, itemised account to the owners together with the balance outstanding on or before the 10th of the month following the month in which the visitors attended.  
(Note - We will have a cancellation policy in place and may on occasion have to make a refund)  
About Us.  
Jennifer Creighton is experienced in property management and has previously managed ‘The Tree House’ and ‘The HIBA Gatehouse’ on Bruny.  
My wife Julie and I have been in the hospitality business for 25 years.  We own St Clairs Luxury Accommodation on Bruny (see www.stclairs.com) – Own the Night Porter Booking System and St Clairs Web Services.  In the past we have managed the six Explorers Cottages and designed and run the administration and booking system of the Kettering Visitor Information Centre.  
Laundry prices – correct at 25th Feb 2008 - Assume One Couple will use:
 
* 2 Queen Sheets   $1.90
* 4 Pillow Cases   $2.32
* 2 Bath Towels    $1.56
* 2 Hand Towels   $0.96
* 2 Face Washers   $0.84
* 1  Bath Mat    $0.50
* 2 Tea Towels   $1.00
    Total   $9.08
    Add 10% handling   $0.91
    Grand Total   $9.99

The Linen has to be hired, collected and returned to the Blu Line Laundry in Hobart on a weekly basis.  This is by far the most cost efficient method and relieves the owners from the high initial cost of linen purchase.  
Please note – where properties charge less than $160 per night – we would recommend a minimum two night stay in order to keep the cleaning/laundry costs down and minimise the ‘wear and tear’. More expensive venues we feel should offer a 1 night basis as the owner’s profit margin is greater and many guests do require a 1 night stay only - Owner's decision of course.
